A NEW LAW PROPOSED FOR BANGALORE ADMINISTRATION BY THE GOVERNMENT – MORE HANDS TO COLLECT MONEY AND SPEND PUBLIC MONEY


The State government is mulling to bring in a new law for the administration of Bengaluru city by restructuring it, which is at present is governed under the Karnataka Municipal Corporations Act, 1976 and  an independent Act for Bengaluru is being proposed by the Government, if possible in the present Belagavi Session.

THE GOVERNMENT HAS STATED THAT IT HAS NOT ISSUED ANY ORDER/NOTIFICATION REGARDING THE TERMINATION OR DISCONTINUANCE OF THE TASK FORCE AND THE FORCE WILL CONTINUE.

IRREGULARITIES, VIOLATIONS AND DEVIATION IN BUILDING PLAN SANCTIONED


IT HAS BEEN RECENTLY NOTICED THAT A MAJOR IRREGULARITY HAS CREPT IN THE PROCESS OF SANCTIONING BUILDING PLANS IN THE BANGALORE EAST TALUK, DELIBERATELY HUSHED UP BY BOTH THE BBMP/BDA AND THE DEVELOPERS AND BUILDERS, WHEN CONFRONTED WITH LEGAL/LEGITIMATE EVIDENCE, THEY BACK OUT, STATING `THIS IS WHAT WE HAVE AND IT IS LEGAL` IF YOU ARE INTERESTED BUY IT, OTHERWISE, GET LOST.  DUE TO THE RECENT PRICE HIKE, THE BUYERS ARE IN TEARING HURRY TO BOOK AND BUY PROPERTIES, WITHOUT PROPER SCRUTINY. 

VERY SOON, THESE VIOLATIONS AND IRREGULARITIES WILL BE BROUGHT TO BOOK BY NEW GOVERNMENT.

MANY HI-FI GOVT LANDS OCCUPIED/ENCROACHED/UNDER POSSESSION WITH THE HELP OF MANIPULATED DOCUMENTS BY THE MIGHTY/RICH/POWERFUL GROUPS, LAND MAFIA, LANDS ENCROACHED BY ILLEGAL OCCUPANTS, BDA PROPERTIES ILLEGALLY OCCUPIED AND SOLD(MANY OF THESE HAVE BBMP KATHAS- A PARADOX- ABOUT 2000 ACRES OR OVER 20000 TO 40000 SITES) AND INDUSTRIAL LANDS CONVERTED ILLEGALLY BY THE BUILDERS FOR RESIDENTIAL PURPOSES, ARE THE HIGH VALUE AND HIGH END PROPERTIES, WHICH MUST BE RECOVERED AND ALL THESE POWERFUL(FRAUDS AND CHEATS) MUST BE MADE TO COOL THEIR HEELS IN JAIL.  IT IS ALSO CLEAR THAT ALL THE BUYERS OF THESE PROPERTIES HAVE BOUGHT THESE PROPERTIES AT THROWAWAY PRICES, AS THEY ARE AWARE OF THE FACTS OF THE PROPERTIES. 

IT IS ALSO FELT BY A GROUP OF CITIZENS, THAT THE MOST INFAMOUS REGULARISATION SCHEME `AKRAMA-SAKRMA` MUST BE PUT ON HOLD AND GOVERNMENT MUST NOT REGULARISE SUCH VIOLATION AND DEVIATION.

THE BMTF CHIEF HAS CLARIFIED THAT, UNDER THE POWERS DELEGATED TO IT, CAN TAKE UP ALL CASES OF ENCROACHMENT AND VIOLATIONS AND ARE CONTINUING THEIR ACT OF RECOVERING THE GOVERNMENT LANDS AND THE WITHDRAWAL OF SOME OF THE NOTIFICATIONS WILL NOT HAVE RETROSPECTIVE EFFECT on THE CASES WHICH HAD ALREADY BEEN BOOKED, WILL BE INVESTIGATED AND WILL BE DEALT AS PER THE PREVAILING LAWS.

THE PRICES OF PROPERTIES IN THE HEART OF CENTRAL BUSINESS DISTRICT, OLD CORPORATION LIMITS  HAVE ALMOST DOUBLED BETWEEN 2009 TO 2012 AND THE PRICES GALLOPED IN BANGALORE NORTH AND EAST FROM RS1,000/- A SQUARE FEET TO ALMOST OVER RS6,000/-, DEPENDING UPON THE SIZE, LOCATION AND AMENITIES.  THE BUYERS ARE GREEDY AND BUYING EVEN `B`GRADE OR `B` FORM PROPERTIES HOPING THAT SOME DAY, THE GOVERNMENT MAY REGULARISE SUCH PROPERTIES. 

THE PRICE INCREASE IS FURTHER FUELED BY THE SECOND RATED FINANCIAL INSTITUTIONS, WHICH  ARE  FUNDING `B` GRADE PROPERTIES.

THE HIGHEST PRICE INCREASE IS REPORTED FOR THE  PROPERTIES WITH GOOD TITLES, LOCATION WITH VACANT POSSESSION. THE BDA/BMRDA/KHB PROPERTIES ARE COMMANDING A PREMIUM PRICE.

HIGH END APARTMENTS AND VILLAS ARE ALSO IN GREAT DEMAND FROM THE REPUTED BUILDERS.
