  10. We are planning to buy 10 qunta of agriculture land which is in madhura nagar 3rd stage in varthur, Bangalore. Its in green belt. I see comments in other forums that lot of cheating are happening in this particular area.
    Q1: Do I need to come out of the deal or is it ok to go ahead if legal opinion is fine?
    Q2: I am yet to decide on it. Will you able to let me know whether its legally valid if I submit all the required documents for you? I also particularly wanted to know whether its Govt Land, encroached lake bed, part of raja kaluve, SC/ST land, any notices are pending, clear title …Please also let me know the fees charged fr this.

    Recently we entered in to an agreement of 10 lakhs for one site near Whitefield,but later on came to know that the land got preliminary notification from BDA in 2009 to form layout.And even heard of metro near Whitefield.In this case as we just entered into an agreement,as per new land acquisition act,can we get the compensation double ti the market value.My question since BDA gave notification in 2009,the new land acquisition act implements to this or not.And as just we had agreement if BDA acquires land,will we get the 10 lakhs back to us.

      Conduct a thorough and diligent examination of the titles and all relevant revenue and survey official and legitimate documents, verify all of them at the concerned offices, place newspaper publication inviting claims and objections through a reputed and experienced legal professional and THEN BUY IT.

  13. Dear Sir, I purchased a site in Dasanapura Region. I made the advance on 16th of January 2014. Then they called me for registration on 26th March 2014 told me to pay full amount. It is a Gramthana site. I paid full money and we were 8 members for registration. we waited upto 5 pm The Subregistrar did not come and Registration was not done. As of today one or another reasons telling by the Property owners. The property was occupied by a famous builder in Bangalore and they are telling us to wait another 15 days. They have applied for Khata in my name. Shall I believe this builder or ask them to refund my money? I got sale agreement with them. Please suggest me. Whether it will register or not?

      The transaction appears to be highly suspicious. Please conduct a thorough investigation into the titles and the sellers of the property immediately to detect the discrepancies and issues. We do not have any details regarding your transaction, title, owners, type of property etc and hence, we might not be able to pass any remarks. Please consult your advocate, who has advised you to buy this property. Excise utmost caution and due diligence in the entire transaction. The wait will never end. Immediate and appropriate action may avoid troubles.

    I am planing to buy a gramthana plot in hoskote taluk, the seller don’t have mutation paper, but he had form 9 and form 11B. His name appears in the eswathu website by providing the property ID and it shows mutation register no. in form 9 & form 11. The owner says that mutation is not required and now the gram pnachayat office do not issue mutation paper and instead they give Form 9 & form 11. Please suggest is the rules are like that or mutation can be obtained from gram panchayat office.
