GUIDANCE VALUES IN BANGALORE URBAN DISTRICT REVISED FROM TODAY


THE REVENUE DEPARTMENT HAS REVISED THE GUIDANCE VALUE FOR BANGALORE URBAN DISTRICT PROPERTIES  WHICH COMPRISES, BANGALORE NORTH, SOUTH, EAST AND ANEKAL TALUKS WITH EFFECTIVE FROM TODAY.  THE INCREASE OF THE PROPERTY VALUES IS IN THE RANGE OF A MINIMUM OF 20% TO 200%.  NATURALLY THE PROPERTY PRICES GOES UP BY 2% TO 5% DEPENDING UPON THE VALUE AND INCREASE.

    Can you share any formal letter from bbmp or concerned authority about the increase in guidance value.,
    i have my flat registeration on 12th oct,will it affect my payment?

    sometime back there was a news in the market that the stamp duty for proprty registration may go down along with increase in guidance value. Request you to let me know if you have any update on the same.

    I have purchased a flat at panathur,kaverappa layout,bangalore. it comes in to varthur subregistrar office.today builder told that market value is increased,previously market value was 1000 and now it became 1500,my super build up area is 1433 sqft and car parking charges is 150000,so builder is charging 50,000 rs.more for registration
    could you please confirm it,and please help in this regard,is it true?

      Yes. The Govt has revised the guidance value. Yes. It is true. But we do not know the exact value of the property mentioned.
      1433sftXRs1500/- =Rs21,49,500/- and the st and rf is 7.72%=Rs1,69,541-40 or 1,69,542/-.

    I have booked a plot at bannerghatta rd near nisargalayout(mahantaligapura village-bannerghatta sub register office) for 9.6lacs,how much registration charge i have to pay now? .
    Is we have to do registration with market value or Govt value?

      The Stamp Duty is 6.78% of the guidance value or consideration value whichever is higher.
      The RF 1%.
      ADVICE: REGISTER THE PROPERTY AT THE ACTUAL VALUE BOUGHT OR THE ACTUAL AMOUNT PAID. PAY ALL THE AMOUNTS THROUGH CHEQUE OR DD. DO NOT PAY ANY CASH. ALL TRANSACTIONS MUST BE ENTERED CLEARLY IN THE SALE DEED.

    Other than stamp duty and RF charges any other hidden charges during registration? .
    My developer is asking me to pay fees for Khata transfer and EC ,my land cost is 10lacs according to your calculation if i registered at actual value bought then it should be around 78 thousand but he is demanding 1.1lacs.
    whether i need to pay that much ?.

      If the titles are clear and if the builder has complied with all the statutory requirements, you can demand clarification. If everything is legal and clear, why pay? if not, ???????????????? Payment of rs1.10 is at your discretion.

  7. Can i register my property with the actual value? suppose as per new guidance value sqft rate is 5000 and i booked my flat at 4000 per sqft..which value registar should consider? New guidance value(5000) or the booked value(4000)? Please clarify..
